Can Essential Oils help sell my house?

Can a potential buyer be compelled to make a big purchase if a pleasant background fragrance appeals to their senses and breaks down their defenses? Innovative real estate agents and home sellers these days are widely banking on it. Aromatherapy probably isn't the first tool you think of to help boost your productivity and help sell a home, but maybe it should be. 

Ambient fragrancing started to trickle into the real estate market years ago, with savvy Realtors baking cookies or cinnamon rolls in the homes they were showing to create a comforting, deliciously scented atmosphere meant to entice buyers. If you're trying to sell a home in today’s challenging real estate market, you may have tried this technique. However, with the excess of available homes, you may need to think a bit more creatively to make your home stand out. 

Young Living essential oils that are used in the practice of aromatherapy offer a more practical and potent way to use scent marketing to move buyers to feel good about a property. Using even tiny amounts of familiar, tempting aromas like cinnamon, clove, vanilla and orange, can fill a whole house with pleasant ambient fragrance. 

Smell is the strongest of the senses and is best able to influence brain activity. Olfactory bulbs are part of the limbic system and directly connect to the areas of the brain that process emotion, learning, and decision making. 

"This is one of the reasons why so often something that we smell will trigger a memory or remind us of something or someone," says Beverley Hawkins, owner of the Vancouver-based West Coast Institute of Aromatherapy.

Essential oils also improve health and promote wellness. "Essential oils have anti-viral, anti-bacterial and anti-fungal properties and using them in an environment where there are a lot of people can help to keep germs at bay," says Hawkins. Inhaling essential oils activates the hypothalamus – the area of the brain which sends messages to other parts of the body. "A simple inhalation of an aroma can cause many changes in the body," says Hawkins, including activating the immune system, affecting blood pressure and stimulating digestion. Particularly in flu season, measles endangered areas,  and winter -people coming and going through out your home bringing with them potential illness and disease can be daunting.

For large properties, multiple diffusers are recommended and/or using bamboo stick diffusers with identical scents, hidden throughout the property. Essential oils can also be dropped on silk plants, dark carpet, or rubbed onto decorative bowls etc with a microfiber cloth]

Equal Parts:
 Joy & Orange Young Living Essential Oils

Diffuse beginning 30min prior to showing/OH.

Citrus Vanilla 
{Aroma Crystals}

1 cup coarse-grained, chunky sea salt
1 teaspoon jojoba or grapeseed oil (just enough to make the salts glisten)
25 drops vanilla precious essential oil
10 drops Lavender Young Living essential oil
10 drops Orange Young Living essential oil


Mix salt and oils, pour into a decorative dish or bowl and set out on a table. Placing the crystals in a warm sunny window or near a heat register will help diffuse the delicious aroma throughout the room. Stir in additional essential oils to boost the scent as needed.

Bergamot Bliss
{Vacuum Powder}

This light and transparent floral/citrus scent will create a cheerful, friendly and clean atmosphere to impress visitors. Since you need to vacuum before each property showing anyway, this is a great way to turn the chore into a smart real estate marketing move.

1 cup baking soda
35 drops Bergamot Young Living essential oil
5 drops Ylang Ylang Young Living essential oil


Mix baking soda and essential oils in a canister and lightly sprinkle over carpets, then vacuum.

  • Rosemary. This is the perfect Monday morning pick-me-up. In addition to improving memory retention, rosemary has stimulating properties that fight physical exhaustion, headaches and mental fatigue. "It's excellent to use in the mornings when one needs a bit of help getting going," says Hawkins. Rosemary can also be used topically to relieve muscular aches and pains.
  • Peppermint. Try peppermint when brainstorming. An energy booster, this scent invigorates the mind, promotes concentration and stimulates clear thinking.
  • Lavender. This essential oil has calming properties that help control emotional stress. Lavender has a soothing effect on nerves and can relieve nervous tension and depression as well as treat headaches and migraines.
  • Jasmine. Like lavender, jasmine it is also used to calm nerves, but this oil is also commonly used as an anti-depressant because of its uplifting capabilities that produce a feeling of confidence, optimism and revitalized energy.
